White Rock has 364 homes for sale at a median asking price of $1,249,750, and the range within a few kilometres of the pier is one of the widest in British Columbia. A condo near the waterfront has a median asking price of $699,000. A detached house in Elgin Chantrell, ten minutes inland, has a median of $2,596,500. White Rock is a small city of roughly five square kilometres wrapped around the waterfront, separate from Surrey despite being surrounded by it. Its housing stock is unusually condo-heavy for a BC seaside town.
Condos outnumber houses on the market here, which is unusual outside the region's urban cores. That reflects decades of building for downsizers who want the waterfront without the maintenance.
Detached homes are the slowest segment at 70.5 days, well above the Metro Vancouver median of 55 days. Buyers at the top of this market are taking their time.

South Surrey is the much larger area surrounding White Rock, and it is where the price spread really opens up. These are median asking prices across all property types as of 27 July 2026.
All three areas are turning over faster than White Rock itself, despite higher prices in two of them. Elgin Chantrell at 47.5 days is the quickest, which is notable for a market with a median asking price above $2.5M.
The area draws two distinct groups. Downsizers and retirees concentrate in White Rock proper, where the condo supply, the flat waterfront promenade and the mild weather do most of the work. This is consistently one of the most requested retirement locations in British Columbia.
Families concentrate inland in South Surrey, where lots are larger, and the school catchments are a major driver of demand. Morgan Creek and Elgin Chantrell in particular trade heavily on catchment and lot size rather than proximity to the beach.
Ocean proximity has practical consequences in this part of BC. Salt air is harder on building envelopes, so on any older White Rock condo the building's maintenance history matters more than usual. Ask for the depreciation report and recent strata minutes before you remove subjects.
Slope is the second thing to check. Much of White Rock sits on a steep hillside above the beach, which affects drainage, access, and how a home handles heavy rain. View premiums can also be fragile if nothing protects the sightline above you.
